New Store Targets Troy

NORTH TROY – The General is coming to this small village on the Canadian Border. The Dollar General Store, that is.
Tuesday evening, the Troy Zoning Board granted a building permit for a 9,100 square foot store on East Main Street.
Dollar General is a variety store based out of Goodlettsville, Tenn.
Matt Casey, development manager for Zarembra Retail Company, told the commission the store operates from 8 a.m. to 9 p.m., seven days a week. Truck deliveries happen during business hours.
The main truck makes weekly deliveries. Other trucks, like from Coca Cola, arrive as needed.
The store will have eight to 12 employees, more or less, according to the season. There will be 42 parking spaces. The building will sit back about 80 feet from the road and 80 feet from the railroad tracks. The property line will have cedar trees.
Parking lot lighting will turn off a half hour after closing but there will be some security lighting on the building. Casey said the business is not a high traffic generator and typically tries to market to people already passing by or to local residents.
“It’s not a pull from long distances,” said Casey who stressed that the company is not a dollar store. “They have items that range from a dollar to forty, fifty dollars.”
The building is a new concept the company is rolling out nationwide. It’s also one of the smaller ones. The largest ones go up to 13,000 square feet.
Dollar General will own and operate the store. A third party owns the majority of the buildings and leases them to Dollar General. The store will be similar in size to the one in Enosburg.
The project still needs an Act 250 permit.
